Project Type: Retrofit
Facility Type: Hospitality
Project Size: 3 Buildings, 96 Rooms

Equipment: Toshiba Carrier Single-Phase Heat Recovery VRF System with Air Handlers and Multi-Port Boxes
The Situation
After years of challenges with the maintenance, performance, and efficiency of their existing VTAC (vertical terminal air conditioner) systems, Marriott’s Harbour Lake resort knew it was time for a new solution. Fueled by their desire to enhance guest experiences, streamline maintenance operations, and achieve energy savings, Harbour Lake decided to overhaul the air systems of 96 units, ranging from 1-3 bedrooms—about one-third of the property.
The Challenge
In selecting a new air system, the resort’s priority was guest comfort. But Orlando’s warm and humid climate would demand a top-of-the-line system in terms of performance and efficiency. And the resort’s single-phase electrical setup limited their options when it came to modern technology. To avoid the additional costs and disruptions associated with rewiring the entire property, Harbour Lake needed to find a compatible system that wouldn’t compromise on comfort.
As if tackling these challenges wasn’t difficult enough, the resort also needed to keep its doors open to guests throughout the project.
The Solution
The Toshiba Carrier VRF (variable refrigerant flow) heat recovery system proved to be the perfect choice for Harbour Lake’s needs. With single-phase units available in multiple sizes, Toshiba Carrier VRF allowed Harbour Lake to upgrade its VTACs to a cutting-edge system without overhauling the resort’s existing wiring. This—along with VRF’s easy-install design—ensured the resort never missed a day of business throughout the process. And the best part? VRF’s heat recovery technology delivers dependable cooling at up to 125º F—while saving on energy costs. Perfect for those humid Florida days and nights.
The Results
Harbour Lake reported substantial improvements in the comfort of their villas, as well as instant energy savings. The resort also saw a 95% reduction in noise from the VRF outdoor units compared to the VTACs—helping guests sleep soundly during their stay and better enjoy their time by the pool. Based on these results, Harbour Lake is drafting plans to retrofit its entire property with Toshiba Carrier VRF.
