Situation

JASPER® Engines needed to replace an aging hydronic HVAC system in their office building in Indiana. The condensation from the fan coils and boiler was damaging the ceiling and it was difficult to keep all the employees comfortable at once, based on the building structure. They needed an upgraded, efficient system that would provide simultaneous heating and cooling for improved zoned comfort and control.

Challenge

This project came with an array of challenges: It’s an older building with three floors, 34,000 square feet, a floor underground, and a glass façade. The spaces were tight with minimal room in the ceilings. After several remodels, the fan coils and ductwork did not match the original drawings.

But the biggest hurdle of all?

The replacement had to be done while the building was occupied—with as little disruption to the employees as possible.

Solution

The company was aware that the advanced technology, efficiency, and versatility of a VRF system would solve a lot of their problems. Plus, the ability to heat and cool at the same time would help keep employees comfortable throughout the building. They also knew they wanted a Carrier system, as they already trusted the brand. After visiting the Carrier VRF training facility in Atlanta, they decided on the Toshiba Carrier VRF Heat Recovery System 92 tons (total)—including Compact Four-Way Cassette indoor units, Medium Static Ducted indoor units, and a BACnet Interface.

Results

The installation—handled by long-time partners, Comfort Systems and Koch Air—was successful. Very little demolition and modifications were needed. And they were able to work within the building’s tight spaces and low ceilings while keeping the original system running in the meantime. Now, JASPER Engines’ employees stay comfortable with the ability to easily adjust the temperature in multiple zones without calling maintenance.
